Someone has died. The funeral is over. And now there is a house full of their belongings, furniture, clothing, decades of accumulated personal items, that the family needs to deal with while they are still grieving.
Estate cleanout after a death is not the same as cleaning out a storage unit. Every item carries weight. Every drawer opened might contain something meaningful. And in some cases, the property also contains biohazardous conditions that must be addressed before the cleanout can safely begin.

If the deceased was found after an unattended death, days or weeks after passing, the property likely contains biological contamination. Decomposition fluids, bodily waste accumulated during illness, or hoarding conditions with animal waste all create biohazardous environments that must be remediated before belongings can be safely sorted.
We assess every estate cleanout for biohazard conditions before beginning the clearing process. If contamination is present, remediation comes first. Belongings in the contaminated zone are evaluated individually, non-porous items that can be decontaminated are saved, porous items saturated with biological material are disposed of as regulated medical waste.

Before touching any belongings, we inspect the property for biological contamination, decomposition evidence, animal waste, mold, pest infestation. If biohazard conditions exist, remediation is completed first using our standard decontamination protocols.
We meet with the estate executor, family members, or authorized representative to understand priorities. Which rooms contain items of known importance? Are there specific documents, photographs, jewelry, or heirlooms the family wants located? Are there items designated for specific family members?
This conversation happens before any sorting begins.
Every room is worked methodically. Items are sorted into categories based on the family’s direction:
Keep, items the family wants retained. These are boxed, labeled, and staged for pickup or delivery.
Donate, usable items in good condition. We coordinate with local Oklahoma organizations for pickup.
Dispose, damaged, unusable, or unwanted items. Loaded into containers for proper disposal.
Nothing is discarded without authorization. Financial documents, photographs, personal letters, legal papers, military records, and medications are always flagged and set aside for the family’s review regardless of sorting instructions.
After the property is cleared, every surface is deep cleaned, floors, walls, fixtures, appliances, windows. The goal is a property that is ready for sale, rental, or new occupancy without additional cleaning.
Oklahoma probate law requires that a personal representative (executor) be appointed by the court before estate property can be disposed of. If the deceased died without a will (intestate), the Oklahoma Uniform Probate Code governs how the estate is administered.
For estate cleanout purposes, we require authorization from the court-appointed personal representative, the property owner (if different from the deceased), or a family member with documented legal authority.
Property managers and landlords in Tulsa, Broken Arrow, Owasso, Jenks, Bixby, and throughout the metro have specific obligations regarding a deceased tenant’s belongings. Oklahoma landlord-tenant law requires a waiting period before disposing of abandoned property. We work with property managers to ensure compliance.
